What changes the cost of an air-conditioning installation?

The equipment is only one part of the job. A correct quotation also allows for the building, routes, access, electrical supply, drainage, commissioning and the level of finish required.

Number of rooms

One straightforward bedroom is very different from a five-room system. Each indoor unit adds equipment, pipework, cable, condensate drainage, installation time and commissioning.

Cooling and heating capacity

Capacity is selected from the actual heat load, not floor area alone. Glazing, orientation, insulation, occupancy, roof type and heat-producing equipment can all increase the required output.

Single split or multi split

A single split has one indoor and one outdoor unit. A multi split can connect several indoor units to one condenser, reducing outdoor clutter but often creating a more involved design and pipe network.

Manufacturer and range

Entry, premium and designer ranges differ in seasonal efficiency, sound levels, controls, filtration, finish, warranty conditions and purchase price.

Indoor-unit style

Wall-mounted units are usually the simplest. Floor units, ceiling cassettes and concealed ducted systems can require more labour, builders' work, ceiling access, grilles and condensate planning.

Pipe and cable routes

Short, direct routes cost less than long runs through lofts, garages, cupboards or several floors. Trunking colour, concealment and the number of core holes also affect labour and materials.

Condensate drainage

Gravity drainage is normally preferred. Where a natural fall is impossible, a condensate pump may be required, adding equipment, sound, maintenance and installation time.

Electrical work

The quote may need to include a dedicated circuit, protective device, isolator, cable route, consumer-unit work or an electrical inspection. Requirements depend on the selected equipment and existing supply.

Outdoor-unit position

Ground-mounted condensers are usually more accessible. High wall brackets, flat roofs, narrow side passages and locations close to neighbours can require additional labour, lifting equipment or acoustic consideration.

Access and working height

Scaffolding, towers, specialist access, restricted parking, long carries and occupied commercial premises can all change the time and resources needed.

Building construction

Solid walls, decorative finishes, listed-sensitive details, unusual cladding, steelwork and difficult ceiling voids can make drilling, fixing and making good more involved.

Commissioning and aftercare

A professional installation includes pressure testing, evacuation, electrical checks, drainage testing, performance checks, controls setup, handover and warranty registration where applicable.

Residential VAT treatment is different from an ordinary home-improvement job.

HMRC currently treats most permanently fixed reversible air-conditioning systems as air-source heat pumps. When a qualifying system is supplied and installed in residential accommodation, the installation is temporarily zero-rated for VAT until 31 March 2027. This is not a blanket exemption for every product or every item of work: commercial installations, portable units, equipment supplied without installation and non-qualifying work can follow different VAT rules. The final written quotation confirms the treatment applied to that particular project.

System design

Single split, multi split or several separate systems?

Single split: one indoor unit connected to one outdoor unit. It is often the simplest route for one room, gives independent operation and can be highly efficient.

Multi split: two to five indoor units connected to one suitable outdoor unit. It can reduce the number of condensers outside, but capacity is shared and pipe routes usually need more planning.

Several single splits: this can be sensible where rooms are far apart, are installed in phases, need complete independence or where separate systems produce a cleaner route.

The cheapest equipment arrangement is not always the best-value design.

The quotation should be clear enough for you to understand exactly what is included and what assumptions have been made.

Is a multi-split system always cheaper than separate single splits?

Not always. A multi-split can reduce the number of outdoor units, but the condenser, controls and pipework can be more involved. Separate systems can sometimes offer simpler routing, greater redundancy and better efficiency.
